Moraga

About Moraga

Moraga is a small residential town in the Lamorinda area of Contra Costa County, surrounded by rolling hills and open space preserves. Home to Saint Mary's College, the town has a quiet, semi-rural character with winding roads, mature oak woodlands, and homes set on generous lots. The heavily wooded landscape and valley geography create shaded, damp conditions that are ideal for mold growth on building exteriors and in poorly ventilated interior spaces.

The majority of Moraga's housing was built between the 1960s and 1980s, during the town's primary development period. These homes feature construction materials common to their era — including asbestos-containing floor tiles, textured ceiling coatings, and pipe insulation. Many homes also have original wood shake roofs that have reached or exceeded their useful life, allowing moisture to penetrate into attic spaces where it promotes wood rot and mold growth.

Moraga's position in a narrow valley between the East Bay Hills creates a microclimate that is cooler and damper than neighboring Walnut Creek and Lafayette. Morning fog settles in the Moraga Valley and can persist well into the afternoon during summer months. This persistent dampness affects homes throughout the town, but particularly those along Moraga Road, Canyon Road, and in the Camino Pablo corridor where the valley floor is narrowest and drainage is most restricted.

Why Environmental Testing Matters in Moraga

The Moraga Country Club neighborhood and the Campolindo area represent the town's most established residential zones, with homes built primarily in the 1960s and 1970s. These properties typically feature raised foundations with crawlspaces that were designed with minimal ventilation — a building practice of the era that allows moisture to accumulate beneath the living space. We routinely find elevated crawlspace humidity, condensation on floor joists, and mold growth on subfloor sheathing in these homes, particularly during the wet season from November through March.

Sanders Ranch, a planned community in the southern hills of Moraga, was built in the 1980s and 1990s with homes ranging from townhouses to large single-family estates. While newer than much of Moraga's housing stock, these homes are now 30 to 40 years old and showing their age. Bathroom fan failures, deteriorating shower pan membranes, and aging plumbing connections are common sources of hidden water damage that we identify through moisture mapping and thermal imaging during our inspections.

Moraga's geological setting in the East Bay Hills includes formations that can produce radon gas. The town's valley location, where natural gas can accumulate in low-lying areas, adds to the radon concern. Homes with slab-on-grade foundations or enclosed crawlspaces are most susceptible to radon intrusion. We recommend radon testing for all Moraga home purchases, and our screening protocol follows EPA guidelines for test placement and duration.
