Mold Inspection & Environmental Assessment
A comprehensive, science-based evaluation of the indoor environment—designed to identify visible and hidden mold conditions, determine the underlying causes of mold growth, and deliver clear, unbiased laboratory results you can confidently act on.
How We Identify Mold and Its Causes
Mold is not always visible—and in many cases, the most significant concerns involve microscopic airborne mold spores—completely invisible to the naked eye—that can circulate throughout the indoor environment, as well as contamination developing in concealed or hard-to-access areas such as attics, crawlspaces, and within wall cavities.
Our inspection process is designed to provide clarity, not assumptions—identifying both visible and hidden mold conditions while determining the underlying causes that allow mold to develop and persist.
We use targeted air and surface sampling to accurately evaluate mold presence and distribution. Multiple air samples are collected throughout the property using calibrated Bio-Pump systems, and compared against an outdoor control sample to determine whether indoor mold levels are elevated and whether hidden sources may be contributing. Surface swab and tape-lift samples are collected from visible or suspected areas of growth to identify the specific type of mold present.
At the same time, we focus on identifying the conditions that drive mold growth. Mold is a symptom—not the root problem. We perform systematic moisture mapping across walls, ceilings, floors, and crawlspaces using professional-grade instrumentation. This includes pin-type and pinless moisture meters, infrared thermal imaging to detect concealed moisture, and borescope cameras to inspect wall cavities and other inaccessible areas. We also evaluate indoor humidity levels, as sustained humidity above 60% can support mold growth even in the absence of an active leak.
All samples are analyzed by an AIHA-accredited third-party laboratory. We do not operate an in-house lab, ensuring results are objective, defensible, and free from conflicts of interest.
Your report includes identification of mold types, quantification of airborne spore levels, clear professional interpretation of findings, and an assessment of whether conditions fall within expected environmental ranges.
The result is a clear understanding of your indoor environment—along with a practical, targeted plan for remediation that avoids unnecessary work, reduces costs, and focuses on effective, science-based solutions—so you can move forward with confidence, not guesswork.
Why This Matters
Indoor mold issues are often driven by environmental conditions that are not immediately visible. In regions like the Bay Area, consistent moisture from coastal air, seasonal weather, and building design creates conditions where mold can develop gradually over time—often without obvious signs.
Mold is common in many Bay Area homes because it requires only moisture and time to grow—and moisture is frequently present. However, many properties are not designed or maintained to properly manage this persistent humidity. Without adequate ventilation, moisture control, and routine upkeep, conditions can progressively worsen.
In many cases, humid air can condense into moisture when it comes into contact with cooler surfaces inside walls, windows, and concealed spaces. This allows mold to develop even without a visible leak. At the same time, unresolved plumbing issues, crawlspace moisture, and deferred maintenance further increase the likelihood of hidden contamination.
A critical but often overlooked factor is that mold is frequently addressed at the surface level—cleaned or removed without identifying the underlying cause. When the root issue is not resolved, whether related to humidity, airflow, or building conditions, the problem is likely to return.
Beyond structural concerns, mold can also impact indoor air quality. Airborne mold spores may contribute to respiratory irritation, allergy-like symptoms, and discomfort—particularly for individuals with sensitivities or pre-existing conditions. The level of impact varies depending on exposure and individual response.
Equally important is the financial impact. What begins as a localized condition can expand into concealed areas if left unaddressed, leading to more extensive repairs and higher remediation costs.
Early identification allows for targeted, controlled solutions—helping prevent unnecessary damage, reduce costs, and avoid recurring issues.
What to Expect
Our approach is structured, thorough, and designed to eliminate uncertainty.
We combine advanced diagnostics, targeted sampling, and independent laboratory analysis to identify both visible and hidden mold conditions—along with the underlying causes driving them.
You receive not only detailed findings, but clear guidance on what they mean and how to address them—without unnecessary work or inflated scope.
Why Choose Us
Choosing the right inspection company is not just about identifying mold—it’s about understanding the cause, avoiding unnecessary work, and making the right decision from the start.
We Focus on the Cause—Not Just the Surface
Mold is a symptom. We go beyond surface-level findings to identify the underlying conditions driving the problem—so it can be resolved correctly, not temporarily.
Independent, Unbiased Results
All samples are analyzed by an AIHA-accredited third-party laboratory. We do not operate an in-house lab—ensuring results are objective, defensible, and free from conflicts of interest.
Thorough, Not Rushed
We evaluate the entire indoor environment—including concealed and hard-to-access areas often overlooked—so nothing important is missed.
Clear Guidance, Not Confusion
We don’t just deliver a report. We walk you through the findings, explain what they mean, and provide clear, practical recommendations you can act on with confidence.
Focused on Efficiency and Cost Control
Our goal is not to increase the scope of work—it’s to define it correctly. By identifying the true cause, we help avoid unnecessary remediation and reduce overall costs.
Frequently Asked Questions
Mold inspection pricing depends on the size of your property and the number of samples needed. A typical residential inspection with 3–5 air samples runs between $400 and $700. Larger properties or those requiring extensive sampling cost more. We provide a clear quote before scheduling.
The on-site inspection takes 1.5 to 2 hours for a standard home. Lab results and the detailed written report are delivered within 5 business days.
Stachybotrys chartarum, commonly called black mold, produces mycotoxins that can cause respiratory issues, headaches, and other symptoms with prolonged exposure. However, mold color alone doesn’t indicate danger—lab analysis is the only way to confirm species. Several harmless molds also appear dark or black.
We do both. Air sampling captures airborne spore counts, which tells us about the overall indoor air quality. Surface samples identify the specific mold species growing on materials. The combination gives a complete picture.
The primary driver is moisture — either from plumbing leaks, condensation, or the Bay Area's naturally high ambient humidity. Coastal cities experience regular marine layer and fog, which raises indoor relative humidity above the 60% threshold where mold begins to grow. Crawlspaces and poorly ventilated bathrooms are the most common problem areas.
Yes. Condensation forms inside wall cavities when warm, humid indoor air contacts cooler structural materials — no active leak required. This is especially common on north-facing walls in older Bay Area homes with minimal insulation. Thermal imaging and moisture meters allow us to detect this hidden moisture without opening walls.
No. A mold inspection is non-invasive and does not require you to vacate. We collect air and surface samples, conduct a visual walkthrough, and use instrumentation that produces no fumes or chemicals. Most homeowners remain home throughout the 1.5 to 2 hour inspection.
