Homes within a few blocks of the marsh regularly show elevated crawlspace humidity in winter and spring, and the combination of Bay-facing fog and seasonal creek activity creates conditions that sustain mold colonies in sub-floor framing if vapor barriers are absent or degraded. The neighborhood behind the Town Center, bounded by Corte Madera Avenue and the marsh, is among the more moisture-affected residential areas in central Marin.

Hillside properties in the Blithedale Canyon vicinity above Corte Madera benefit from dramatic redwood shade, but that canopy also keeps soil saturated long after rain stops and slows drying of exterior siding and foundation walls. North-facing decks and under-deck storage areas are particularly prone to mold.
