Ross is one of the wealthiest small towns in California, an incorporated community of roughly 2,500 residents tucked into the hills between San Anselmo and Kentfield. The town is almost entirely residential, with a character defined by large lots, mature oaks and redwoods, and architectural styles that span from grand Edwardian estates near Sir Francis Drake Boulevard to mid-century modern homes on the hillside streets above Poplar Avenue. Buyers who invest in Ross real estate expect thorough pre-purchase inspections, and our environmental assessments are regularly part of that due diligence.

Ross Creek runs through the center of town, and the low-lying areas near the creek bottom — including the estates along Lagunitas Road — experience periodic flooding in wet winters. The creek corridor creates a continuous moisture gradient that affects soil saturation, crawlspace humidity, and mold risk for homes within a few hundred feet of the banks. Even in dry years, riparian vegetation and heavy shade along the creek keeps soil cool and damp well into summer.

Ross's oldest homes date to the 1880s and 1890s, when the town served as a summer retreat for San Francisco families. Many of these historic properties have been carefully maintained or thoughtfully restored, but renovation work in homes of this era inevitably encounters asbestos-containing materials in pipe insulation, floor tiles, roofing underlayment, and plaster compounds. Chronic shade, redwood duff accumulation, and seeping groundwater create conditions for mold in under-house spaces, basement storage areas, and poorly ventilated utility rooms. Homeowners at higher elevations on the rocky hillside should also consider radon testing, as the granite-bearing geology of the Marin hills can produce elevated soil gas concentrations.
