Pacifica stretches along six miles of Pacific coastline just south of San Francisco, making it one of the Bay Area's most fog-exposed communities. The city's neighborhoods — Linda Mar, Rockaway Beach, Sharp Park, Fairway Park, and Pedro Point — each occupy distinct geographic niches along the coast and in the surrounding valleys. Persistent fog, salt air, wind-driven rain, and cool temperatures create a moisture environment that challenges residential buildings year-round.

The housing stock in Pacifica ranges from pre-war cottages in Sharp Park to mid-century tract homes in Linda Mar and Fairway Park to newer hillside construction in the Pedro Point and Vallemar areas. Homes from the 1940s through 1960s — which constitute a large portion of Pacifica's inventory — were built with asbestos-containing materials including siding, floor tiles, pipe insulation, and textured ceilings. The coastal climate accelerates the deterioration of these materials, making assessment more urgent.

Coastal erosion is a well-publicized concern in Pacifica, but the less visible challenge is the effect of the marine environment on building interiors. Salt-laden fog penetrates building envelopes, corrodes metal components, and maintains humidity levels that support mold growth even during months when inland communities are bone dry. Our inspections in Pacifica treat moisture management as the central concern, with mold sampling focused on the areas most vulnerable to coastal moisture intrusion.

The Linda Mar neighborhood is Pacifica's largest residential area, containing hundreds of tract homes built in the 1950s and 1960s in the valley behind Linda Mar Beach. These homes share common construction methods and materials, including asbestos-containing floor tiles and ceiling textures. The valley's enclosed geography traps moisture, and homes at the base of the valley near San Pedro Creek experience the highest humidity levels. Our inspections in Linda Mar consistently find elevated moisture in crawlspaces and bathroom wall cavities.

Sharp Park and the areas near Mori Point contain some of Pacifica's oldest homes, many built in the 1930s and 1940s as beach cottages. These structures were not always designed for year-round occupancy, and many lack the insulation, ventilation, and moisture barriers needed to handle the coastal climate. Asbestos siding is particularly common in Sharp Park homes, as it was marketed as a durable, weather-resistant exterior material. Our inspections assess both the condition of these materials and the moisture issues that accompany older construction.

Pacifica's hillside neighborhoods — Vallemar, Pedro Point, and upper Rockaway — face the dual challenges of slope drainage and direct fog exposure. Homes built on these slopes have more ground contact area than flatland homes, increasing the potential for both moisture intrusion and radon gas entry. The combination of coastal fog and limited sun exposure on north-facing slopes means that exterior surfaces can remain wet for days at a time, driving moisture through walls and into living spaces.
