Tiburon occupies a narrow peninsula extending into San Francisco Bay, with water views from nearly every street and a climate shaped entirely by its aquatic surroundings. The city's residential neighborhoods include the older Victorian and craftsman homes of Old Town Tiburon near the ferry dock, the mid-century hillside homes of the Tiburon Ridge area, and the newer custom homes on the upper streets above Tiburon Boulevard. Each area carries a distinct environmental history and a different set of inspection priorities.

Tiburon's real estate market is among the strongest in Marin County, and the pace of buyer-driven remodeling is high. Buyers at this price point typically request comprehensive environmental due diligence before closing, and our pre-purchase mold, asbestos, and radon inspections are a standard part of many Tiburon transactions. We are familiar with the construction eras and materials found throughout the peninsula and can complete inspections efficiently even on tight escrow timelines.

The waterfront location creates persistent moisture challenges for all Tiburon homes, but the older properties near the ferry terminal in Old Town are in a class of their own. Built between the 1880s and 1930s as summer retreats and later converted to year-round occupancy, these homes have weathered over a century of Bay air. Asbestos-containing materials are common in their pipe insulation, flooring, and ceiling textures, and salt air has weathered exterior finishes to the point where moisture readily enters wall assemblies. Mold in closets and under-ventilated crawlspaces is a routine finding in Old Town homes.

Paradise Cay, a lagoon community on the south side of the Tiburon peninsula, was developed in the 1960s on dredged fill with a high water table and direct Bay exposure on multiple sides. Slab foundations in the original homes are susceptible to moisture vapor transmission, and the tight construction of the era combined with Bay humidity creates mold risk in bathrooms, laundry rooms, and below-grade storage areas.
