No. We send all samples to independent, accredited third-party laboratories. This eliminates any conflict of interest between testing and remediation. Our air samples go to AIHA-accredited labs, and asbestos samples go to NVLAP-accredited labs. You can trust the results because we have no financial incentive to manipulate them.
Yes. We hold all required California licenses for environmental inspection and remediation services. We carry general liability insurance and workers' compensation coverage. Our asbestos work is performed under DOSH registration. We're happy to provide proof of insurance and licensing upon request.
Mold
A typical residential mold inspection with 3-5 air samples costs between $400 and $700, depending on the size of the property and number of samples required. We provide a clear quote before scheduling so there are no surprises. Larger properties, commercial spaces, and multi-unit buildings are quoted individually.
The on-site inspection takes 1.5 to 2 hours for a standard residential property. You receive a detailed report with lab results within 5 business days, including lab data, photos, moisture readings, and recommendations.
Stachybotrys chartarum (black mold) produces mycotoxins that can cause respiratory problems, headaches, and other health symptoms with prolonged exposure. However, many harmless mold species also appear dark or black. The only way to identify mold species is through laboratory analysis — color alone tells you nothing. If you see dark-colored mold, get it tested rather than assuming the worst.
Small areas of surface mold on non-porous materials (tile, glass, metal) can be cleaned with appropriate products. However, mold on porous materials like drywall, wood, and carpet requires professional remediation. Disturbing mold without proper containment spreads spores throughout your home, often making the problem worse. If the affected area exceeds 10 square feet, the EPA recommends professional remediation.
The Bay Area's marine climate — fog, coastal humidity, seasonal rain — creates persistent moisture conditions. Common sources include bathroom exhaust fans that vent into attics instead of outside, plumbing leaks behind walls, inadequate crawlspace ventilation, condensation on cold surfaces, and poor drainage around foundations. Homes near the Bay or coast face higher humidity year-round.
Mold inspection is generally paid out of pocket. Remediation coverage depends on the cause: mold resulting from a sudden, covered event (burst pipe, storm damage) may be covered by homeowner insurance. Mold from ongoing maintenance issues, humidity, or slow leaks is typically excluded. We provide thorough documentation to support claims when applicable.
Asbestos
Yes, if your home was built before 1980. California law and BAAQMD regulations require an asbestos survey before any renovation or demolition that disturbs building materials in older structures. This applies to everything from kitchen remodels to flooring replacement. Your contractor should not begin demolition without an asbestos clearance letter.
In Bay Area homes built before 1980, asbestos is commonly found in 9x9 vinyl floor tiles, popcorn or acoustic ceiling texture, pipe and duct insulation, joint compound and plaster, roofing shingles, exterior stucco, window glazing putty, and certain types of siding. The only way to confirm asbestos content is through lab testing — visual inspection cannot determine whether a material contains asbestos.
Asbestos-containing materials in good condition and left undisturbed pose minimal risk. The danger occurs when these materials are cut, drilled, sanded, broken, or deteriorate over time, releasing microscopic fibers into the air. If your home has intact asbestos materials that you don't plan to disturb, monitoring their condition is a reasonable approach. If any renovation or repair will disturb them, professional testing and potentially abatement are required.
Radon
Yes. While California's average radon levels are below the national average, significant local variation exists. Radon levels depend on the specific geology beneath your home, your foundation type, and your building's ventilation. The EPA recommends testing every home regardless of location. Testing is inexpensive and straightforward with a continuous monitor.
Radon is a gas produced by the natural decay of uranium in soil and rock. It enters homes through cracks in foundation slabs, gaps around pipes and cables, sump pits, crawlspace soil, and construction joints. Negative pressure inside your home — from exhaust fans, HVAC systems, and the stack effect — can actively draw radon-laden soil gas indoors.
Pricing
We provide free phone consultations to discuss your situation and give you a clear price quote before scheduling. Mold inspections, asbestos testing, and radon assessments are quoted based on property size and scope. Remediation projects receive a detailed written estimate after the initial inspection identifies the scope of work.
We accept credit cards, debit cards, checks, and electronic bank transfers. Payment for inspections is due at the time of service. Remediation projects are invoiced per the terms outlined in our service agreement, typically with a deposit at project start and balance due upon completion and clearance.
Process
Provide access to all areas of the property, including attics, crawlspaces, basements, and utility rooms. Clear items away from walls where you've noticed moisture or mold. If possible, don't run exhaust fans or open windows for 12 hours before air sampling — closed-building conditions produce more accurate results. For asbestos inspections, no special preparation is needed.
Our reports include a plain-language summary alongside the raw lab data. We explain what was found, whether levels are elevated compared to outdoor baselines and industry standards, and what action (if any) is recommended. We're available by phone after you receive the report to walk through the results and answer questions.
We provide both inspection and remediation services. For mold, we handle everything from initial environmental assessment through remediation, post-remediation clearance testing, and 90-day follow-up verification. For asbestos, we perform inspections, bulk material testing, and airborne fiber analysis (TEM). Having one company manage the full process ensures continuity, but we always use independent third-party labs so testing results remain unbiased.
